Burwood Rezoning - Patch Planning

Burwood Re-zoning

The NSW Government has announced plans for Sydney’s newest inner-city suburb, Bays West, transforming under-utilised government-owned land at White Bay and Glebe Island into a new mixed-use precinct.

The proposal could deliver up to 8,500 homes, including a minimum 10% affordable housing, with the land to be leased to private developers under 99-year leases. The NSW Government will lead the master planning process.

The project will open public access to the waterfront for the first time in over 100 years and support the revitalisation of the White Bay Power Station, while connecting the new precinct to the future Bays West Metro station, ferry services, and walking and cycling links. As the harbour’s role evolves, heavy bulk port operations at Glebe Island will cease by 2030, while key functions including tug operations, emergency services, marine construction and the cruise terminal will continue.

The Bays West precinct announcement is welcomed by Patch, as a plan that will:
• Build more homes in the right place,
• Support essential workers,
• Strengthen the working harbour,
• Create new cultural and public spaces, and
• Unlock public land for public development.
