The Sydney Olympic Park Authority has finalised the Sydney Olympic Park Master Plan 2050, setting a long-term vision to transform the precinct into a fully realised urban community in Greater Sydney.
By 2050, the precinct could grow to 30,000 residents, with 13,000 new homes and 32,000 jobs. Major infrastructure will support this growth, including Sydney Metro West, the proposed Parramatta Light Rail Stage 2, and a rapid bus network. These projects will make Sydney Olympic Park one of the best-connected locations in NSW.
The Central River City SEPP will change to support the master plan. These changes will increase building heights and floor space ratios (FSR), while allowing expanded land uses and rezonings. The Authority’s Affordable Housing Policy also requires contributions of 5 to 10 percent.
The plan protects the precinct’s green and ecological identity. It retains and enhances more than 430 hectares of parklands, including Bicentennial Park, Haslams Park, and the Riverfront Park. This area also includes the Newington Armory and Newington Nature Reserve.
Community submissions are now open via the NSW Planning Portal.
